I have never been last on any of my Mortgage payment for over two house with my first Mortgage and with this one I' have contacted the Lender explaining my situation and I asked to remodified my Loan and they said they don\'t have that kind of services and also asked if they offer any other kind of help since I might be behind on my mortgage in maybe a month or two...... My mom stayed with us and she had cancer and she passed and we were helping with her medical bills, a few months later my husband was hospitalized for three weeks and later was laid-off from his job and we couldn't keep up with the payment and was just sending in everything we can possibly send

November 2006 I purchased this house from my dad as a financial crisis favor. In return he was to live in the house and continue making mortgage payments until house sells. Unfortunately, my dad did not save any of his equity money and now unable to pay mortgage, he is currently not living in this property so it is vacant. Unable to sell, no offers coming, no renters cause monthly too high, house is not in best of shape, needs cosmetic work and landscaping.  Also I have a prepayment penelty if I try to sell within 2 years. Situation has not changed. We tried to rent to individual, but that person abandoned the house leaving mortgage 1 month behind.  house has been abandoned for about 3 months now and unable to pay out of my pocket cause my wife and I have our own house and bills elswhere.

I got behind in my mortgage payments in June.  At that time, I was financially unable to sustain the high payments ($1194).  By January my situation has changed.  I had received a significant raise from work and unlimited OT.  In January 2007 I began a pay arrangement.  I put $4500 down and was paying $2130 per month.  It was supposed to go until July.  I paid it until May when I fell behind.  I called them in May and asked for an extension for the payment in which they gave me until the end of May.  I was still unable to come up with the funds.  They do not accept any partial payments.  I've been working with them the past week to make new pay arrangements and they are not very cooperative.  They keep adding extra charges  for each month that it takes me to catch up making it impossible to actually do so.  I have $2500 to put down and they are saying that that is too low.  I can comfortably pay $1600 per month in an effort to catch up. In January I would be able to pay the balance.  Nothing I am trying to offer them is working.  At this point I don't know if its best to keep the house or sell it.  It need a lot of work. I don't think I was able to afford the property from the beginning.  I was nieve in allowing the mortgage company to talk me into the purchase.  I wanted to provide a safe and decent environment for my kids to live in.  I got behind right away.  I am now making more money and am working considerable overtime (which will continue through the rest of the year).  I will be getting a raise again in January with a promotion.  I am fully capable at this point of paying the mortgage.  I just need help and time to make up the past due amount.
